The former Palm Springs home of late socialite Magda Gabor boasting a glamorous new makeover has hit the market for $3.8 million.

Bursting with color and original fabrics and wall coverings, the revamped three-bedroom, 3,441-square-foot home with four bathrooms is the vision of designer Tracy Turco.

“It’s such a unique property, and then Tracy takes it to a whole other level,” said Conrad Miller of Avenue 8, the co-listing agent.

Property records show Turco and her real estate developer husband, Jerry, picked up the home on a nearly two-third-acre hilltop lot in Little Tuscany in August 2020 for $1.74 million. The couple is known for buying and renovating neglected mid-century properties like a 1961 home by William Krisel listed for $1.149 million and the retro boutique hotels the Art Hotel, Tiki Hotel, Cheetah Hotel and Deco Palm Hotel.

Turco puts her spin on the 1964 abode while incorporating furnishings and treatments that are original to the eldest and only redhead of the famous Gabor sisters.

As Southern California News Group previously reported, Gabor bought the home in the late 1960s at the urging of her countess mother. The property had been the site of star-studded parties and even fashion shoots during her tenure.

County records indicate the property remained in her name and that of her sister Zsa Zsa through separate trusts until August 1998, when the property sold for $440,000.

According to the listing, the sisters “separately occupied the estate for over 30 years.”

A painting of Magda Gabor, who died in 1997 at 81, hangs on the foyer’s wall.

Her first initial is etched on the home’s mirrored walls, including the one that runs the length of the combined living and dining room with its hidden closet. The mirror reflects the veranda.

With its pink overhang and striped black and white valance, the veranda overlooks the mosaic-tiled pool and mountains beyond.

Views also abound from the breakfast room nearest the kitchen, with its custom-trowelled ceiling and original Hungarian rotisserie, to the primary bathroom. It has dual vanities, a shower and a soaking tub. A curtain closes the bathroom from the rest of the primary suite’s bedroom, with its sitting room/office, dressing room, makeup room and two walk-in closets.

Other Gabor-era originals include a grand piano, a dining room table and crystal chandeliers.

The patio table belonged to Zsa Zsa Gabor.

Brandon Holland of Avenue 8 shares the listing, which is available turnkey.

Fred Karger, the first openly gay and Jewish candidate to seek the Republican nomination for president of the United States in 2012, has put his longtime Laguna Beach weekend home on the market.

The asking price is $3.495 million.

A white exterior with periwinkle trim, three decks and a Dutch door painted a cheerful orange distinguishes this three-bedroom, 1,451-square-foot cottage with three bathrooms.

Just a stone’s throw from the steps to Victoria Beach, the house — recently updated by Los Angeles-based interior designer James Lumsden — boasts panoramic views of the ocean and Catalina Island.

One of its many vantage points is the combined living and dining room with its open-beam ceiling. A fireplace anchors the well-appointed space, which opens to the eat-in kitchen with custom blue cabinets, a tiled backsplash, Corian countertops and an under-counter wine cooler. The living area also extends out onto a dining deck.

Upstairs, there’s a larger deck off the primary bedroom whose en-suite bathroom features a tiled shower. There’s also a walk-in closet.

All of the home’s furnishings are available to buy separately.

The house has direct access to a two-car garage and a driveway, a plus in this neighborhood where parking is hard to come by. As a result, the famed public beach known for its “Pirate Tower” and a circular man-made pool doesn’t get crowded.

Records show Karger bought the property in June 1996 for $455,000.

“After 26 amazing years, I’ve decided to sell my house,” he posted on Instagram and explained in the comments that he planned to spend “more time in New York and San Diego.”

Chris Tebbutt of Compass holds the listing. The house at 155 McAulay Place will be open from 1 to 4 p.m. Jan. 7-8.

Karger, 72, is an LGBTQ activist and retired Republican strategist who worked on presidential campaigns for Gerald Ford, George H.W. Bush and Ronald Reagan. Although he never held elective office, he ran for president to change attitudes within his party about gay rights and marriage equality.

That campaign, which ended after more than two years in June 2012, has been documented in the 2014 film “Fred” and, very recently, a 4-minute video produced by History UnErased. The nonprofit education organization brings LGBTQ history in the U.S. into the mainstream classroom.

Karger writes about the experience in his 2011 memoir “Fred Who? Political Insider to Outsider” and the upcoming “Undaunted,” both co-authored with Steve Fiffer. The one-time presidential hopeful also has another forthcoming book, “World’s Greatest Crasher,” co-authored by Sam Eichner, that documents the places where Karger has unexpectedly popped up, from the Oscars stage to White House parties.

Locally, he first became known for an unsuccessful campaign to revive the landmark gay bar the Boom Boom Room after its closure in 2007. He continues to advocate for marriage equality and LGBTQ causes nationwide.

The asking price is 24% more than the $18.15 million he paid for the property in February 2022.

Completed in 2014, the four-bedroom 10,460-square-foot residence with eight bathrooms sits on over 2 acres at the end of a cul-de-sac.

“This magnificent reimagined estate provides every amenity and feature desired for the ultimate in equestrian living,” the listing reads.

The grounds include a self-contained guest house, a four-stall barn with a tack room and a private riding arena.

Double-door entry doors open into the primary residence’s two-story foyer with a staircase and balcony. Beyond is an eat-in gourmet kitchen with a large center island, which flows into the great room with vaulted and beamed ceilings.

A fireplace and sliding glass doors are features of that space where the Stallone family recently appeared in a Christmas video post on Instagram.

In the video, Stallone — the 76-year-old star of the “Rocky” and “Rambo” franchises who now portrays an enterprising mafia capo in exile on the Paramount+ series “Tulsa King — stands with his arms over two of his daughters’ shoulders and wife Jennifer Flavin showing off their fuzzy slippers.

Dirt.com reports the house has a mirrored gym, a home theater and a wine cellar with a tasting room.

The spacious primary suite boasts two walk-in closets and an ensuite bathroom with a steam shower and a soaking tub. A private balcony overlooks the resort-style backyard with its pool and spa, cabana and outdoor kitchen.

Fruit-bearing citrus and avocado trees add to the landscape.

Jordan Cohen of Re/Max One holds the listing.

Stallone and Flavin plan to spend their time at the couple’s $35 million Palm Beach mansion, TMZ reports.

4 of the top 10 most expensive US homes sold in 2022 are in California https://www.eastbaytimes.com/2022/12/19/the-top-10-most-expensive-us-home-sales-are-giving-us-dj-vu/ https://www.eastbaytimes.com/2022/12/19/the-top-10-most-expensive-us-home-sales-are-giving-us-dj-vu/#respond Mon, 19 Dec 2022 19:06:37 +0000 https://www.eastbaytimes.com/?p=8693638&preview=true&preview_id=8693638 By James Tarmy | Bloomberg

Amid dramatically negative changes in the US housing market, the spending habits of the very rich have stayed remarkably consistent.

The top 10 most expensive residential sales this year were—just like last year—spread among New York and the Hamptons, Los Angeles, and South Florida, according to a list compiled by Jonathan Miller, the president and chief executive officer of appraiser Miller Samuel.

“The footprint of these transactions appears to be firmly established,” says Miller, who notes that his list is provisional, given that late-breaking sales and updates are the norm. “It’s all the big three locations.” The only change, he says, is that top sales have begun to seep across South Florida, when in previous years they were in Palm Beach and Miami. “We have top sales in Manalapan, we have Coconut Grove and we have Coral Gables,” he says.

The top 10 list contains four houses in the Los Angeles area; three in the New York metropolitan area; and three in South Florida.

Second-Best Year on Record

Overall, 2022 was the second-highest year for sales of properties priced at $50 million and higher in history, according to Miller. (The best year ever was 2021.) This year, six properties sold for $100 million or more, whereas last year 10 did, according to Miller’s data. And 33 properties—at least as of Dec. 15, when he compiled the data—sold for $50 million or more, compared to 2021’s 49. Last year’s top 10 totaled $1.4 billion. This year’s total is a respectable $1.1 billion, about on par with 2019.

Miller chose not to include ranches in the list, which bumped out a few results, including the $170 million sale of the late T. Boone Pickens’s ranch. That decision was made, Miller explains, because many ranches are partly commercial operations, often with dozens of separate houses and outbuildings. “It strikes me as a different product,” he says. “The land is so much more of the property’s value than a single-unit residence.”

There was one change from last year: Houses at the very peak of the market seem to be getting smaller. “The median square footage this year is 15,819 square feet; last year it was 24,015 square feet,” Miller says, a 34% drop. “They’re getting cramped. Times are tough.”

Here are the top 10 US home sales of 2022:

10) 9475 Journeys End Rd. and 9501 Journeys End Lane in Coral Gables, Florida — $78 million

What that gets you: Two adjacent mansions—one sold for $34 million, the other for $44 million just days apart—were reported purchased by the parents of Amazon Inc. founder Jeff Bezos, although Miller notes that they were purchased by separate LLCs and the Bezos family’s involvement has not been confirmed. The cheaper house (“cheap” being a relative term here) has just under 13,000 square feet and six bedrooms. Property records for the more expensive house state that it contains five bedrooms and five bathrooms on just over 11,000 square feet.

9) 9904 Kip Dr in Beverly Hills, California — $75 million

What that gets you: Reportedly sold by the singer Robbie Williams and purchased by the rapper Drake, the property is a 20-acre compound with a main house that contains seven beds and 13 bathrooms, according to a previous listing. The house has more than 20,000 square feet, according to the listing.

8) Jala Penthouse at 730 Fifth Ave. in Midtown New York — $75.9 million

What that gets you: To the uninitiated, the word “penthouse” would imply that this apartment is at the top of the building. For years, though, the designation (at least, when used as a sales tool) has become vaguer and basically means “somewhere near the top.” Even if it’s not the highest apartment in the Aman New York’s new building on 57th Street, it’s certainly the fanciest, with more than 6,700 square feet and two terraces with views of Central Park.

7) 153 Lily Pond Lane in East Hampton, New York — $84.5 million

What that gets you: The 9-plus acre, oceanfront estate was sold by the financier Ron Perelman, who’s spent much of the last two years liquidating his vast trove of houses, boats, art and collectibles. This property has 385 feet of prime ocean frontage, and a main house that covers more than 11,000 square feet. It was first listed for $115 million.

6) 27628 Pacific Coast Highway in Malibu, California — $100 million

What that gets you: The roughly 3.5-acre cliffside estate was reportedly sold by self-storage billionaire Tammy Hughes Gustavson to Allen Media founder Byron Allen. It totals about 11,000 square feet, with a four-bedroom main house and two guesthouses. In something unusual for the hilly area, a path down the cliffs from the house to the beach can apparently be navigated by golf cart.

5) 4 East 66th St. in New York City — $101 million

What that gets you: Assembled by Paul Allen, the late billionaire co-founder of Microsoft, the property is in fact two apartments he acquired over time. The sale took place off-market, so very little is known about the property other than it comprises the top two units of a co-op building overlooking Central Park, and that it was reportedly purchased by Julia Koch, widow of the late ultra-conservative mega donor David Koch.

4) 3031 and 3115 Brickell Avenue in Coconut Grove, Florida — $106.9 million

What that gets you: When philanthropist Adrienne Arsht sold her four-acre estate on Biscayne Bay for a Miami-Dade County record, it was reported that the buyer was none other than Ken Griffin, the founder of Citadel and a major South Florida booster. There are two houses on the property: One was built in 1913, and the other was built by Arsht in the late 1990s. Together, they have a reported 12 bedrooms across 25,000 square feet.

3) 10231 Charing Cross Rd. in Holmby Hills, Los Angeles — $119.9 million

What that gets you: The third-highest sale on Miller’s list is the one he says he knows the least about. It’s set on 3.5 acres—that much is more or less certain—but Miller says that there isn’t a property record for the sale. He derived his information from a report on Realtor.com, which said the sale closed on July 22 for a four-bedroom home covering more than 11,600 square feet. “We can’t find the property records, but there are indications that it closed for this amount,” he says.

2) 944 Airole Way in Bel Air, Los Angeles — $141 million

What that gets you: The second-highest sale of the year was nevertheless a major disappointment, at least to its original developer. Before the 21-bedroom, 49-bath estate came onto the market, its developer announced that he would ask $500 million for the property, which he dubbed “the One”; when it did come onto the market, the list price was $295 million. The property was sold unfinished at auction after the developer’s firm declared bankruptcy.

1) 2000 South Ocean Blvd. in Manalapan, Florida — $173 million

What that gets you: Netscape co-founder Jim Clark reportedly sold the 16-acre compound to Oracle co-founder Larry Ellison, setting a Florida record in the process. (Needless to say, both are billionaires.) The compound spans the width of the island—Manalapan is about a 20-minute drive south of Palm Beach—and includes a 62,000-square-foot, 12-bedroom main house, along with multiple guest and staff cottages.

A Spanish-style estate once home to the legendary film director Howard Hawks is for sale in Palm Springs for $5.995 million.

Dubbed “Casa de Plata,” the so-called “House of Silver,” dating to 1949, has five bedrooms, six bathrooms and 6,200 square feet of living space.

Tall palms, artificial turf and a water feature welcome guests to the walled and gated estate. It sits on nearly two-thirds of an acre in the Old Las Palmas neighborhood.

Records show it last traded hands in 2010 for $2.1 million.

“This kind of stunning estate is rarely available in the area,” said Scott Histed, luxe director at Bennion Deville Homes and the listing agent. “It is ideal for hosting lavish parties and yet the well-crafted home still feels homey.”

Double-entry doors open onto a spacious great room with high wood-beamed ceilings, glass walls, and star and cross-shaped Saltillo flooring that runs inside and out. The great room accommodates several seating areas, including one huddled around a fireplace with a chandelier above.

A door opens into the large gourmet kitchen featuring a walk-in appliance pantry, a peninsula island with seating, and a breakfast area that connects to the family room.

The primary suite boasts a large bathroom with an open shower and a separate steam sauna in period tile. Like all of the bedroom suites in the house, it features a large closet, an adobe-style fireplace and direct outdoor access.

Nearly every room offers views of the garden and the San Jacinto Mountains.

In the resort-style backyard, a large pool, spa and casita — complete with a kitchen and bathroom — take center stage. An attached two-car garage completes the offerings of this historic home.

Scott Histed of Bennion Deville Homes holds the listing.

Hawks, who died in 1977 at 81, was a celebrated filmmaker whose career began in the silent era. Although he never won an Oscar for a particular work, he received an Honorary Academy Award as “a master American filmmaker whose creative efforts hold a distinguished place in world cinema” in 1975.

Jon C. Hopwood of the Internet Movie Database called Hawks “unique and uniquely modern in that, despite experiencing his career peak in an era dominated by studios and the producer system in which most directors were simply hired hands brought in to shoot a picture, he also served as a producer and developed the scripts for his films.”

Add in his eye for talent.

Hawks gave Lauren Bacall, Montgomery Cliff and James Caan their first big break. He turned John Wayne into a superstar with some of his best roles, beginning with “Red River” in 1948, Hopwood wrote.

There are too many movies to list here. Still, his credits include “Bringing Up Baby,” “His Girl Friday,” “Sergeant York” (for which he received a Best Director Oscar nod), “To Have and Have Not,” “The Big Sleep,” “Monkey Business,” “Gentlemen Prefer Blondes” and “Rio Bravo.”

Curry sold the property for just $150,000 more than what he paid for it in June 2019, the year the Warriors moved from Oakland to San Francisco.

Both the purchase and sale of the property were completed off-market so there are few details on the home. We do know that it is a 7,500-square-foot, three-level gated house, mostly hidden from the street. It has four bedrooms and six baths and touts a swimming pool with a cabana, a guest house and a three-car garage, among many other amenities.

The home was built from scratch in 2019 by prominent Atherton developer Joe Comartin and his Woodlane Properties in collaboration with Arcanum Architecture and landscapers Studio Green.

No word on where the Currys are currently calling home. Perhaps they have simply moved to another home in the priciest zip code in the country, where Warriors owner Joe Lacob also has a house.

Built in 1929, the Spanish Revival-style home designed by Hugh Comstock looks right out of a classic fable with its white stucco walls, red-tiled roof, stone fireplace and iron bannisters. Yet the 3,510-square-foot home with five bedrooms and five bathrooms is completely renovated with a modern kitchen, baths and other amenities. The layout also includes a separate 600-square-foot guest unit and loft with full bath.

Santa Cruz judge to weigh land dispute involving singer Jackson Browne https://www.eastbaytimes.com/2022/11/17/santa-cruz-judge-to-weigh-land-dispute-involving-singer-jackson-browne/ https://www.eastbaytimes.com/2022/11/17/santa-cruz-judge-to-weigh-land-dispute-involving-singer-jackson-browne/#respond Thu, 17 Nov 2022 13:22:54 +0000 https://www.eastbaytimes.com/?p=8665764&preview=true&preview_id=8665764 SANTA CRUZ — A local judge on Wednesday gave himself until mid-December to pen a draft opinion in a rural Aptos land-access dispute involving folk/rock luminary Jackson Browne.

Browne’s neighbors, Christopher Wheeler and Sarah Claus, are suing the singer-songwriter for preventing their use of Browne’s driveway, alleging an easement on the access road is the only way the couple can build their home, not far from the Forest of Nisene Marks.

In turn, Browne counter-sued the couple, seeking an order preventing Wheeler and Claus from using his driveway as a fire access road or which violates Santa Cruz County standards, and recompense for court costs.

Browne’s lawyers have argued that the driveway’s shared access is limited to the lower portion of the road, which does not reach the Wheeler/Claus ridgeline property, and that the couple has rights to a separate logging road, instead. Were Browne’s driveway to be considered a formal access road, his attorney argued, it would not meet county and fire district building code standards due to its narrow width, steep grade and turning radius.

The civil case was filed in May 2019, seeking a judge’s order to permanently prevent Browne from blocking access to the driveway and to cover the lawsuit’s legal fees. Ahead of this month’s trial, Santa Cruz County Superior Court Judge Timothy Volkmann ordered the case to be held as a bench trial, meaning he will decide the case’s outcome, rather than calling on a jury do so. In the wake of closing arguments Wednesday, Volkmann said he planned to issue a statement of decision by Dec. 12, followed by a proposed judgment and then a final judgment. Both sides will be permitted to weigh in with additional court filings on Volkmann’s draft decisions.

The politically involved Browne, 74, was born in Germany and grew up in Southern California. His hits include “The Pretender,” “Running on Empty,” “Lawyers in Love,” and “Doctor My Eyes.” He has owned the Aptos property since 1982.

Former Mayor Pro Tem Tito Ortiz and longtime girlfriend Amber Nichole Miller bid farewell to their Huntington Beach home with one last celebration, their wedding.

Images posted to Miller’s Instagram page show the couple tied the knot on November 11, less than a week before the Huntington Harbour home sold for $4 million, an 11% markdown from the last asking price.

The 3,887-square-foot Tuscan-style home with four bedrooms, four bathrooms, and 20-foot vaulted ceilings initially hit the market in December 2021 for $6 million. It dropped the list price several times before it settled at $4.5 million in October.

It was built on close-knit Davenport Island in 2006, the home backs onto a 50-foot dock with space for a yacht and a Duffy, which listing agent Baron Bershaw of Compass said was a big attraction for the unidentified buyer represented by Elmer Gonzales of Park Group Real Estate.

“The whole benefit and reason why they bought it was so they could walk out of their house and get onto their boat and go,” Bershaw said by phone. “Also, it’s a cool little waterway. People paddleboard and swim in the water. And when Christmastime comes, everybody is out on their Duffys. You have stuff going on in your backyard all the time.”

Inside the two-story house, hand-laid limestone, wrought iron railing and custom woodwork adorn the space.

Other features include a wood-paneled office, a formal dining room with built-in china cabinets and a 300-bottle temperature-controlled wine cellar with a rolling library ladder.

The kitchen has high-end appliances and a large center island with seating. It opens to the family room.

Upstairs, there are two primary suites with balconies.

Property records show Ortiz bought the home in 2008 for $3.25 million. The mixed martial arts fighter who briefly dabbled in politics once shared it with ex-adult film star Jenna Jameson, the mother of his twin sons. Ortiz, who split from Jameson after seven years, was granted full custody of their boys. He also has an older son from a previous relationship.

Although he and Miller plan to move their family to Florida, his connection to the Surf City house raised its profile. A publicized estate sale brought out curious looky-loos and shoppers alike. The showings were also well attended and resulted in two offers.

“Ultimately it came down to the activities you can partake in with the ownership of the home, but (the ownership) was an exciting detail, especially for Huntington Beach,” Bershaw said. “This is arguably the biggest celebrity in Huntington Beach.”
